The Carmel Mayor’s Housing Task Force released a report calling for more small, affordable homes in one of Indiana’s high-income cities. The lack of “middle housing” has led to rising prices and forced seniors and young families out of the market. Mayor Sue Finkam created the task force in February to address these issues. The report recommends immediate action to encourage development of affordable housing options and establish a home repair program for financially constrained homeowners. The city should also reconsider its development strategy for apartments to avoid overbuilding. Other recommendations include developing a housing strategy, protecting single-family neighborhoods, acquiring green space, and prioritizing infill and redevelopment projects. The task force also suggests assessing current zoning regulations, exploring accessory dwelling units, and publishing data to communicate existing inventory and desired outcomes. The report emphasizes the importance of collaboration at the local, regional, and statewide levels to address the housing crisis in Carmel. Mayor Finkam stressed the need for action to prevent negative impacts on the community’s lifestyle, talent attraction, and business success. The city will continue the efforts of the Carmel Housing Task Force to improve housing options for residents.
